Marsana is a waterfront leisure and dining destination on Hudayriyat Island, one of Abu Dhabi's leading spots for outdoor lifestyle and recreation. As part of the Hudayriyat Island delivery, we helped bring Marsana to life as a lively beachfront hub where food, retail and active living meet.
The F&B and retail offer was built around variety and a relaxed social feel. It includes 16 food trucks alongside a mix of restaurants, cafés and retail outlets, so visitors can move easily from a quick bite to a sit-down meal by the water.
At PSCJ, a master development company with several subsidiaries, I worked on two major residential and mixed-use projects in the UAE. The first was a 1 million sq ft development on Al Marjan Island, Ras Al Khaimah, with standalone villas, townhouses, a furnished apartment tower and a hotel. The second was Mirdif Hills in Mirdif, Dubai, a community-focused development in one of the city's established neighbourhoods.
After Expo 2020, we helped turn the world's fair site into a working business district and a place people want to live. That meant bringing the pavilions back into use and leasing them to companies in sectors that fit the city's sustainability and innovation focus, especially clean energy and AI.
Anchor tenants include Siemens Energy, Siemens Industry, DP World, Terminus Group (AI), Engie and Emirates, which turned its pavilion into an innovation and emerging-technologies centre. The University of Wollongong and FinGulf also took space in the Australia and Finland pavilions.
To keep the district busy beyond office hours, we built a varied F&B and retail offer. It mixes chef-led restaurants, homegrown brands, cafés and food trucks, including Gup & Shup, Assembly Mezze & Skewers, Hideaway, Grand Beirut, Bread Ahead and Al Wasl Plaza Café. Retail is spread through the walkable, car-free public spaces, which draws both the working community and visitors.
