Handover Is Your Next Launch

New homeowner holding house keys

Most developers pour their energy into the launch and treat the handover as paperwork. That is backwards. The launch sells one project. The handover sells the next five.

Think about who is standing in your lobby on handover day: hundreds of buyers, many of them investors who will buy again, all of them talking to friends, family and brokers. What they experience that day becomes your reputation.

Communicate before they ask

The most anxious period for a buyer is the final months before completion. Silence breeds rumours. Send regular construction updates with real photos, a clear completion timeline and an honest explanation if a date moves. Buyers forgive delays. They don’t forgive being kept in the dark.

Make the process simple

A handover involves final payments, service charges, utility connections, snagging, and the transfer of title. For the buyer, it can feel like a maze. Give every buyer:

  • One checklist with every step and every document
  • One named contact who owns their file
  • Clear timelines for title deed issuance after final payment
  • A simple snagging process with a committed fix time

Take snagging seriously

No building is perfect. What buyers remember is how fast and how fairly you fix what’s wrong. A well-run snagging process turns a complaint into a testimonial.

Celebrate it

A completed building is proof that you deliver — the single most valuable claim a developer can make. Photograph it. Film the first families moving in. Invite brokers for a tour. Share it on every channel you own.

Turn residents into repeat buyers

Your handover list is a list of people who have already trusted you once. Offer them priority access to your next launch. In my experience, a satisfied buyer is the cheapest and most reliable lead a developer will ever get.

The bottom line: don’t let handover be the end of the sales cycle. Make it the beginning of the next one.
